After completing a study of their Downtown, the City of Dyersville partnered with Origin Design to assist in the renovation of the Twin Steeples Landing area.

project overview

The project, located along the North Fork of the Maquoketa River, was prone to regular flooding. A flood study was performed—the study showed that by benching the stream bank and installing a river walk, the remaining area could be filled and raised around the proposed buildings to be up and out of the 100-year flood zone. This would also lower and improve the river flood profile.

The renovation of the downtown area included building a mixed-use condominium building, known as The Landing, and a brewery in an area that was previously occupied by warehouse buildings and outdated commercial storefronts.

The project included the design of a parking lot, multiple pedestrian corridors, utilities, a public street and the footprint of the mixed-use building. The 1^st Ave Plaza area was added which consisted of an elevated patio that connects First Avenue to The Landing and offers a scenic overlook of the river.

A challenging part of the project was connecting the buildings, riverfront and streets with a network of ADA compliant walkways while providing building access locations safely above flood elevation.

One unique solution was to configure the Textile Brewery outdoor patio with perimeter decorative retaining walls that provides extra flood protection beyond the 100-year level.

Last week some of our engineers attended the Dubuque Gate & Pump Station Flood Mitigation Project Kick-Off! We're excited to be partnering with the City of Dubuque, Iowa, Portzen Construction and more on this phase of the Bee Branch Watershed Flood Mitigation Project.

The new facility will include a new flood gate, four new 100,000 gallon per minute pumps (double the capacity of the existing facility), new electrical service, and the installation of back-up generators.
